These Terms and Conditions govern all reservations made with Villux Private Resort ("the Resort"), located at Brgy. Bagong Kalsada, Calamba, Laguna, Philippines. By completing a booking, you agree to these terms on behalf of your group.
1. Booking & Reservation
Villux Private Resort is rented as an entire private property per overnight stay. A booking is a reservation of the whole resort exclusively for your group — no other guests will be present during your stay.
A reservation is not confirmed until we have received and acknowledged your reservation deposit. You will receive a booking reference number via the channel used to complete your reservation (Facebook, WhatsApp, or the online booking form).
The Resort reserves the right to decline any booking at its discretion, in which case any payments received will be refunded in full.
2. Downpayment & Balance Payment
To secure your preferred dates, a non-refundable reservation deposit (downpayment) of 50% of the total is required at the time of booking confirmation. The exact deposit amount will be stated in your booking confirmation.
The remaining balance is due on or before your arrival (check-in) date, unless your booking confirmation states otherwise. Failure to settle the balance may result in cancellation of your reservation without a refund of the deposit.
Payment is accepted via the channels stated in your booking confirmation (GCash, bank transfer, or other approved methods). Proof of payment must be submitted through the booking portal or to our contact number.
A refundable security deposit of ₱5,000 is collected upon check-in. It is returned upon check-out, subject to inspection of the property. Any damage, loss, or house-rule violation may be deducted from this deposit.
3. Cancellation & Rescheduling
Cancellation or rescheduling requests must be made at least 20 days before the check-in date. Within this window, one reschedule is permitted per booking, subject to availability; your payments carry over and any rate difference for the new dates applies.
- 20 or more days before check-in: Your 50% downpayment is refunded, less a ₱3,000 cancellation fee (downpayment minus ₱3,000). A reschedule is treated as a new reservation for the new dates.
- 1–19 days before check-in (less than 20 days): The downpayment is forfeited in full.
- No-shows: The booking fee (reservation downpayment) is forfeited in full.
Cancellation by the Resort
In the unlikely event that the Resort must cancel your booking, you will be notified as soon as possible and a full refund of all payments made will be issued within 7 business days.
4. Check-in & Check-out
Standard check-in time is 5:00 PM and check-out time is 2:00 PM the following day — a full 21-hour stay.
Late check-out is strictly prohibited. Guests who have not vacated the property by 2:00 PM will be charged a late check-out penalty of ₱3,000 per hour. Early check-in is subject to availability — please coordinate in advance.
5. House Rules
Guests & visitors
- Maximum capacity must be followed. Only registered guests are allowed. Excess guests are charged ₱1,000 per head; children 3 years old and below are not counted.
- Visitors after 9:00 PM are counted as guests. A maximum of 5 visitors is allowed.
- Noise & disturbance: Out of respect for the community, excessive noise is not permitted after 12:00 midnight. KTV and indoor entertainment remain available within the property's acoustic limits.
Safety & conduct
- Pool & water areas: Swimming is at your own risk — no lifeguard is on duty. Children must be supervised at all times near the pool, hot spring, and jacuzzi. No diving, running, rough play, or glass near the pool.
- Smoking is permitted in designated outdoor areas only.
- Illegal drugs, fireworks, firearms, and dangerous items are strictly prohibited.
- Do not attach any decoration that will leave a stain or damage on walls and ceilings.
Cooking, food & kitchen
- Cooking and grilling are allowed only in designated kitchen or cooking areas. Outside food, beverages, and caterers are welcome.
- Clean all utensils and cooking areas after use. Fire safety must be observed at all times.
6. Damages & Liability
- Resort management is not responsible for lost, stolen, or damaged personal items.
- Guests voluntarily assume all risks associated with the use of resort facilities.
- Management shall not be held liable for accidents, injuries, or unforeseen incidents.
- Any misuse causing damage or loss of the facilities and equipment will be charged to the customer and may be deducted from the security deposit.
Violation of house rules may result in penalties, deduction from the security deposit, or eviction without refund.
7. Pet Policy
Small pets are allowed — maximum of 2 pets, at ₱3,000 per pet, per night. Pets must wear a diaper and be kept on a leash at all times.
The booking party is responsible for any damage or nuisance caused by animals brought to the property. Please declare any pets at the time of booking.
8. Force Majeure
Neither party shall be held liable for delays, cancellations, or non-performance caused by circumstances beyond reasonable control, including but not limited to: natural disasters, typhoons, earthquakes, volcanic events, government-declared emergencies, pandemic-related restrictions, or other acts of God.
In the event of a government-mandated lockdown or public health restriction that directly prevents your stay, the Resort will offer a reschedule credit valid for twelve (12) months in lieu of a cash refund. If rescheduling is not possible within this period, a full refund will be processed.
9. Governing Law
These Terms and Conditions are governed by the laws of the Republic of the Philippines. Any dispute shall be subject to the jurisdiction of the appropriate courts of Laguna Province.
